  I'm helping to syndicate a 6.5mm all equity commercial RE deal in Westminster, MA.  As you may know, MA recently approved recreational sales of Cannabis.  For those interested to learn more about the deal, please PM me with your email.  Deal highlights are below.

This 10 acre piece of land is home to 120,000 square feet of industrial space with potential for expansion. The project is a 18.02% cash on cash without the use of debt.   Sponsor website - www.vosht.com

- Targeting 111.74% return at 10 CAP SALE

- Income at 120,000 SQFT addition projected at 18.02% Cash on Cash

- Target IRR 28.32% at 10 CAP SALE

- 12 months (or less) to complete tenant improvements

- Located in Cultivation Zone in Fitchburg – stable support from city

- Vosht has experience and track record with the city of Fitchburg (see last slide)

- Strong letters of intent and proof of funds from stable end users

- Permits to be obtained prior to close of escrow

- End user providing tenant improvements for deferred rent period
