Off-market flip or rental in Elmwood, Dallas!!!

We have 5 very solid comps in Elmwood most of which are two bedroom and we're three. Roof is 6 years old, Foundation walks flat, HVAC will need servicing or replacement.All of our comps comps are frame like ours. I discounted our ARV $30,000 or $20 a square foot for being on a busy road. This is a 78% deal with 50k in work and we're only 1200s f. Pleanty of meat on the bone for a flipper.
