Hi Everyone,


New to Bigger Pockets, but not new to real estate. I am posting a portfolio of properties for sale for an investor client.

The properties are located in Eugene, Oregon, which is home to the University of Oregon Ducks. Eugene is a college town and a great area for rentals due to its constant flow of students. The public service jobs that primarily make up our workforce, provide stability but not high wages. The median income is only $48,000  while the median sales price of homes is $300,000, which enhances the rental market.

The portfolio offers diversified rental income due to its composition and low vacancy rates. It consists of 14 properties composing 29 total units. The portfolio is for sale for $5.8m and provides a cap rate of 5% on expected gross rents of $392,000. There is also an excellent property manager in place who wishes to remain in that role.
