2/1 in Seminole Heights Tampa, FL needing a rehab and flip

Hey BP. I'm selling a small 2/1 in a smoking hot neighborhood (Seminole Heights) that is ideal for a rehab and rent or a complete flip. 

I'm debating doing the flip myself but would rather sell it as is as I have other work I'd rather handle. The home was renting for $845/month for the last 2 years and we just ended the tenant's lease in August to flip or rehab and rent at a higher price ($1000-$1100). We're looking to sell n the next 72 hours or so before we'll start the flip process.
