This could be a flip or a great buy and hold, property is within 3 miles from 2 colleges, walking distance to a golf course and lake. Smaller houses on Airbnb are renting for an average of $150/night, with no pool. A smaller property sold recently for $251k also with no pool. 

ARV: $275k

Repairs: $60k +/-
