Description: This property is one that you dont come across very often. It sits on 3.5 acres and has incredible views and makes for great horse property. The 30x40 shop is partially insulated, concrete floors, and is equipped with a wood stove for heat. In addition to the shop you have a barn with two horse stalls and a loft for hay, ideal for people with horses. The house needs cosmetic work mainly and has a newer roof & furnace/AC unit. Carpet and Paint will go an extremely long way here. The well was just tested at 3.5 GPM and comes with a 3000 gl holding tank. I think you could go two ways with this deal. One being replacing all flooring and painting interior and exterior and putting it on the market for $370 as a quick sale or going the full distance and listing it in the high 400's or moving into it as this is a great price for this type of property.

Price: $285,000 buyer pays all closing costs except for excise tax. 

ARV: $340K as-is or $370,000- $475,000 depending on the level of rehab.
