Dayton duplex for great cashflow

Previously rented for $1400, ($700x2)
Large units, almost 1000sf per side.
Extremely low property taxes. <$600 per year. About 1/2 of normal. (tax appeals DO work)

Moderate rehab needed.

The Good:
Roof
Siding
one electric panel

The ok:
Windows have storms, new windows should be considered

The bad:
Needs paint and flooring
One elect panel (still on fuses on one side)
General repairs (see pics)

The unknown: These reportedly worked fine when occupied last summer, but I have not checked them.
Furnaces (both are older, I'd plan to replace)
Water heaters (ditto)

I literally can't find any comps on this property, it's appears to be one of the few doubles in the neighborhood. So, using conservative numbers,

  • At a 10 cap, the ARV is $84,000
  • At a 12 cap, the ARV is $70,000.

I can refer you to a professional local property manager if you need one.

I'll finance part of it, but at a price of $23,900. 10k down, 8% interest.
