I am a flipper, you are the lender - HOW CAN WE MAKE MONEY TOGETHER?
We flip houses and I am looking for a lender to partner with in my deals in the HOT Philadelphia, PA market.
We want to do more that 4 deals at a time and we want a go-getter lender NOT a traditional hard-money lender that would require the awkward 10% of purchase price (from the borrower) and they fund only 90% of purchase price and 100% rehab loan.
That's for novices that do not know what they are doing and are HIGH RISK.

Our 'skin in the game' is doing fine rehab work that the house shouldn't stay on the market for over 10 days.
Our 'skin in the game' is being able to turn around the whole fix and flip loan in 4 months (4-6 weeks of reno; 1 week on the market; 4-6 weeks for the buyer to close)
