Arizona turnkey 4plex for sale

I am looking to move money to a larger project and am considering selling a 4plex I own in Florence, AZ:

- 4 unit consists of 4bd, 2 3bd and 1 2 bd.
- 4 bd rented at $650, 3 bd rented at $550, 2 bd rented at $400 one 3bd is vacant but should be rented shortly
- Laundry machine income of $400 - $600 monthly (you would own 6 machines as part of the deal)
- Recent full remodel done
-Owner pays water approx $150/monthly
- Building is in 10 building development. $300 HOA fees monthly
- All tenants have jobs and work for the local department of corrections
- Built in late 70s and complex has lots of palm trees and a pool.
- Expenses have been roughly 40% and occupancy is typically very high
- Owner will carry via any method preferred, cash deal will get lower price.
- Can include property management in the deal for one year or can contract property management
