Currently Off Market. Photos coming soon but wanted to put these out there to see if there is any interest. Primarily an income opportunity with some forced appreciation with a little updating. ARV is $180,000.

Sherman Duplexes asking $149,000 each:

Duplex #1
Both sides are 2/1/1
Side A: Vacant (Market Rent $800)
Side B: Long term tenant - Leased at $750/month

Duplex #2
Both sides are 2/2/1
Side A: Leased at $800/month
Side B: Leased at $800/month

Both Duplexes are single water meter. Each tenant pays $50/month for water. Water runs about $105/month per duplex. Other utilities are individually metered.
