I have a home under contract. Need 45k. offering 10% annual

I have an upscale house under contract. I just need 45k in second position, I am getting 167k from lender. My purchase price is 169k plus closing costs. My Rehab and holding costs are 36k max. The ARV is 278k. Closing April 5. 4-6 months start to Sold after close. Offering 10% Annual Interest on the 45k. The property is in Battle Creek Michigan.
