Investor Seeks Help in the Central Indiana Area

I've become increasingly interested in real estate for the past couple of years. At the recommendation of a family member, I got my real estate license last summer. The idea was to find a way to save on commission costs and learn about the business - possibly become a realtor one day as a side gig. I came within days of closing a SFR in Peru, IN in June and a small mobile home park in Mexico, IN in July- but had to walk away from both deals for two very different reasons.

I am a teacher, thus making me a part-time investor. August came and I put everything on pause, but I am renewing my search. It's become obvious that I could use a little guidance. Financing is not an issue - expertise and advice is. I would like to partner with someone who has experience in flipping and property management. I'm searching for an investment property in the central Indiana region - something I could be active and hands on with/learn. Ideally, I would like to close on 2 properties before Summer of '18.
