STEP 3: Modern rehabs property and places back on the market within 60-90 days
STEP 4: Property is sold – Lender is paid off (Principal + Interest) FIRST – Modern looks for another property!
BENEFITS OF BEING A PRIVATE MONEY LENDER:
ARE YOU QUALIFIED? You must be an “accredited investor” in order to participate in Private
Money Lending and at least one of the following statements must apply:
___ I make $200,000 + annually for the last 2 years and expect to make that this year….OR
___ My spouse and I make $300,000+ for the last 2 years and expect to make that this year….OR
___ I currently have an individual net worth or joint net worth with my spouse of $1,000,000 + excluding
my primary residence
