Who Wants A Boots On The Ground Partner With $300/m & A 13+%ROI
Do you want to get started in RE with buy and hold rentals, or would you like to start doing it but wish there was a way to be completely hands off? I'm offer the opportunity to partner with someone that will own the property with you and still provide you with 13+% ROI and $300+ per month cash flow (that's your side of the investment after mine is already taken out and listed on the analysis as MISC expenses). I currently have a deal under contract and here is what I propose;
1. I put in my own money so that I have skin in the game
2. I will get the repairs done to make it rent ready with my crew that already work for me on my own personal portfolio (They are employees not subcontractors... I control the cost and work flow which is always cheaper and faster)
3. I handle the ongoing maintenance and Property Management duties (I do this already for my rentals for 3 years)
4. We own it together so the better I can make it perform the better we both do so I have incentive
5. You get to own 65% of the deal which makes it a very nice return for you
6. With the right partner I can do quite a few of these in a year.
I have my own portfolio of rentals and rehab projects and have done very well with them and now I'm looking to scale. I have been wholesaling a lot of these types of deals lately due to lack of funds to take them on 100% by myself and I'm tired of letting the good ones get away so now I'm looking for a like minded partner that has the same vision as I do.
