This is a FANTASTIC opportunity to own two 3/1 houses sitting on one lot!  Both can rent for $700 per month easily bringing in a gross rent of $1,400!  Rent-o-meter.com shows median rents are $850+ for 3 bedroom houses!  They are separately metered, have new electric, but need a full rehab.  I'm estimating between $30k-$35k in work to get both buildings rent-ready.  This is a cash or hard money deal only.  My partner and I have an equitable interest in the property and are assigning our interest.  Email or call me with any questions, it's on a lock-box.  The rehabber no longer has the time or resources to finish this project, their loss, your gain!
