Seeking specific note investing professionals to form my team!!!

To my future Power Team Members:

I am currently seeking to gain more education in general  within the niche of the note investing space. And more specifically, what I really want is to connect with like minded individuals to serve in critically important roles on my note investing team.

1) Real Estate Agent/Broker(to get comps to evaluate the worth of the property that is secured by the note)

2) Accountant to help analyze cash flows, computing yields, etc; especially when originating a loan & not simply buying an existing note.

3) Attorney very fluent in note transactioan to draw up both the note and the security agreement. Also, to translate and interpret any legalese and identify any problematic clauses.

4) Title Insurance Company (to run title reports and to provide title insurance)

5) Collection company (AKA Mortgage Servicing Company)

which will be responsible for collecting the note payments. Use specialized systems to track the payments and notify both the borrower and the lender whenever payment is late or not made.

6) Self Directed IRA Administrator

(will usually require a mortgage servicing company and will have to approve and fund the deal. And they also file the appropriate paperwork with the IRS.

If you are or you know someone who fits the description of any of the above several team players, then please do not hesitate to reach out to me so that we can talk shop.

Happy Holidays and Prosperous Investing to everyone!!!

Here are a few resources used regularly for buying and selling notes on the NotesDirect platform:

RE Agents tend to be local to your deal or state.

BPOs - First Valuation is a national provider of Broker Price Opinions.

CPA - Jeff Spiegel with Spiegel Accountancy Corp has a mortgage background.

Attorney - Jeff Watson Law Firm is very knowledgeable in note investing.

Title Insurance - ProTitle USA will run national searches.  Another option is to check the closing statement to see if a mortgagee's title policy was issued at closing on the note being purchased and just get a date-down to it.

Servicing Company - You have a lot of options here including: FCI Lender Services, NAA, Allied Servicing, Security National, Evergreen, Note Servicing Center, and others

SD IRA Administrator - Lots of choices here too: Equity Trust, Quest, NuView IRA, Entrust, IRA Services, MidAtantic IRA, IRA Innovations, and others

Force Placed Insurance - Not one you asked for but sometimes needed when buying notes. JB Lloyd & Associates and/or Ross Diversified are friendly to private note investors.  If you are using a servicing agent you might also talk with them as sometimes they have a blanket policy that might extend to you.

Happy Investing!
