Mooresville buy and hold!

How about this one as a buy and hold. This single family home is a 3/2 located in Mooresville, 20 minutes from the Amazon fulfillment center in Plainfield and about 30 minutes from downtown Indianapolis. You are in Mooresville Schools with a detached 2 car garage, fenced in yard and nice wood deck in the back yard. It needs minor cosmetics like carpet, paint and some drywall/ceiling for basement, where all three bedrooms are located. Otherwise, the following items are in good shape. 


New roof and gutters in 2016
baseboard electric heat
New water heater
Septic cleaned in 2017
City water
Siding in great shape
200 amp electric

ARV $80k
Rehab $8k
Zillow Rent Zestimate $1000

The comps listed below have more land but we priced ours accordingly to 1/4 acre.

160 W Bunkerhill Rd - ACTIVE $80k- This is a 2/1 with no pictures inside that has been on the market for 85 days but it is more for sale for the 3.79 acres it comes with. The listing says the home is uninhabitable.

318 E Bunkerhill Rd - SOLD $162k- comes will 1 acre and pond, 1740 sf, 12 days on market, 3/2, 2 car detached garage, built 1942

1038 E Overpeck Rd - SOLD $153,500- comes with 2.14 acres, 3/1.5, built 1959, 2 car detached garage, 20x20 pole barn, 2 days on the market
1169 E Overpeck Rd - SOLD $173k- comes with 2 acres, 1407 sf, 31 days on market, 3/2, built 1986
