2-car garage and utility basement. House is in good shape with lots of activity/comps nearby

4 houses completely redone on the same block, 2 of which are right next door, all sold for near 100K each. 

Across the street is a luxury apartment complex. just on the west side of those apartments are 6 new builds that will be listed for 200K+ once finished. 

Rents in the area are $750-800 per month. 

There appears to be some sort of area renewal effort starting here similar to what is going on in Woodruff Place. 

My strategy would be to spend 20K to make it rent ready, rent it out for a year or two and once the area has sufficiently appreciated, do a nice rehab on it. 

Currently vacant with a lockbox on it.
