Great Rental Opportunity in Chattanooga, TN!!!

We have a property available in Chattanooga, TN and are seeking an all CASH investor. The property was acquired 2.5 years ago via tax sale and has been fully rehabbed.

Price is $110,000.

The home has appraised twice at $130,000 in the last 6 months.

This house comes As-Is. We have fully rehabbed this property and completed two inspection/repair cycles and are not going to entertain any additional repairs.

Market rent is between $1,100 and $1,400

Home is currently vacant.

Mechanicals are in good working order. Roof is 1 year old, Water Heater and HVAC have been inspected and are in good working order but investor should budget CapEx higher in years 1-2 in the event a replacement is needed.

Why we are selling to an investor:

We have attempted to sell the property twice to conventional retail buyers but financing agencies are requiring a quiet title action. This property had three potential heirs. Two confirmed no interest via certified mail and the third quitclaimed their rights. We have a complete legal opinion solidifying our claim that this property cannot be reclaimed. This property makes plenty of sense to an investor who wants to hold it long term as a rental with built in equity or wants to seek a quiet title in a few months and sell the property sooner to cash out the built in equity. We have listed this property well below its market value so we can redeploy to other projects.
