Great ROI for a flip HOT AREA!
This one is in pre-foreclosure, and will need to close on 9/29 --
This is a great transitioning neighborhood in northwest Dallas near Marsh/Walnut Hill. Houses here are being rehabbed and sold for record prices, and VERY quickly--this would be the CHEAPEST house sold in this neighborhood in a year! Currently, it is a 3/1 1472 sqft house, but my rehab budget allots for adding a master bath. You might also want to add a 1 car garage in place of the shed which is currently at the end of the driveway, as this will give you a higher ARV. The comps support $240-277/sqft, but they either had 2 baths or a garage, so I priced this one at $230/sqft to be safe, though with a few more upgrades, this could easily fetch much more. It is larger than many of the comps, and is brick, where most of the comps are frame, and most of the windows are already upgraded, so the rehab will update the existing structure throughout, and then add a 2nd bath, and possibly a garage.
