Hey Andrew,

I'm operating in a the little leagues compared to titans like @Gary Couch, but maybe I could qualify as well?

I live in an area that sees little appreciation, but has amazing cash flow. I buy 1-4 unit rental properties for $30-80k a piece. ARV is normally $135k, but I hold over the long term. I also have a couple fix and flips with a purchase price of $60-80k, with ARVs from $130-185k. I have 6-7 deals sitting in the pipeline right now, but having a hard time getting them funded. Would you guys lend on smaller deals like these?
