St. Louis bungalow-immediate cashflow-GREAT Brentwood area-2BD/1B

I've done a lot of big ticket upgrades since it was my primary residence for 7 years (roof, drain tiles, gutters, new heater and air conditioner)... Last renter was paying $1300.  This is a GREAT area.  Close to everything - schools, restaurants, metrolink, highways, downtown.  I just want to have my properties closer to me since I now live in Las Vegas.
