Help with down payment.

Hi, I am looking for someone to help me with a down payment on 2 properties. The total being $18,000. These two are SFRs and they are currently rented. I can make structured payments plus interest. I'm in desperate need as I do not feel comfortable using essentially most  or all of my cash reserves. I will be financing the properties through a mortgage that I am already pre approved for.
