Rent: $500/mo through 12/17, $800/mo market rate easily, but I think it will get $900-950 as there is simply nothing else under $1000/mo around there.

Rehab: $4,000 --only for tenant turnover--no rehab currently necessary
Price: $64,000

Pros:
This is a cheap, turnkey rental in a nice little neighborhood in FW. Not much equity in this deal, but the rents are high in this area. The current tenant is in through the end of the year, and then you can raise rents or get a new tenant in there at $800-975/mo.
