The terms depend on the borrower.  We have several finance groups that can lend on the properties based more on the strength of the project.  The borrower's credit rating is considered but it is not an automatic denial.  This can help investors, who may not be able to use institutional financing, to get started.  There are many alternatives if you do not the initial capital.  401k loans and self-directed IRAs are just a few ways to get the capital to start real estate investing.
