My company has under contract two properties in Bedford Virginia. We are looking for someone who would like to be an equity or debt coverage partner for the deal.The contract is $90,000 for both properties. They are SF 3/1s, which are very common for that area. The average sale price for a SF 3/1 is $140,000 and the DOM are about 45. One home has a renter already living in the property. They pay $625 a month and have been there for 8 years. The other home needs a small renovation, around $12,000. The floors need to be refinished and the bathroom needs to be gutted and refinished. Each home will be listed for $137,000.
