2 off market duplexes in Loveland

Hello Hello! 

I have a gentleman that is selling 2 duplexes off market in Loveland, CO.

*1st duplex

Asking: $400,000 both sides 3bed/2bath

Side 1: recently remodeled with $20,000 worth of improvements.  Rented in April with a 1 year lease for $1490.

Side 2: Currently rented (current owner will probably evict by the end of this month) for $1345 needs updating, new carpet especially.

Costs: $1367 taxes (2016), $1672 Insurance, $1536 2016 supplies (higher than normal because of remodel) Tenants pay utilities

*2nd duplex

Asking: $320,000 both sides 2 bed/1bath

Side 1: Currently rented at $925 (owner believes he can get $995 per side but both tenants have been long term)

Side 2: Currently rented at $900

Costs: $1384 taxes, $904 insurance, $422 supplies (including 1 new dishwasher). Tenants pay utilities

Owner would prefer to sell both to one person (price might be negotiable if that's the case), but is open to offers. Please contact me if you are interested.
