Hi @Patrick W. I just purchased a 4-plex near Sugarland in Richmond, TX and am in rehab process (which is quite a chore).  You are right they are older and not well kept, but can cash flow well.  They are out there, but not easy to find and rehab.  I'm going to start a campaign to look for more outside of the loop and beltway, would you be interested in staying in touch?
