A class suburban home.  Don't buy cheap properties in bad areas.  They have high turnover/vacancy, lots of maintenance & do not appreciate!  Buy a property in a great neighborhood that will attract better tenants that stay longer.  The quality neighborhood will cause the home to appreciate over time.  Just make sure it still cash flows!

This home offers over a 15% ROI, near $300/mo Cash Flow w/ as little as $22,000 down using conventional financing in a B+ to A neighborhood!  Try to beat that!
