Big Potential with this Vacation Cottage

I have a great opportunity available, a seasonal cottage for sale in Moodus, CT that would be perfect as a vacation rental. Steps away from Moodus Reservoir, with rights to a private beach and dock, this three-season cottage is going to be an income-producing machine. Featuring an open floor plan, two-bedrooms, one bathroom, an updated kitchen, large screened-in porch, new windows, paint throughout. This property is being sold fully furnished.

Asking: $74,900

I have a connection with an excellent property management company called Evolve, and they have already stated that they will take on this property. Moodus, CT is a great location for vacation rentals as seen below in the screenshot I took from VRBO.com. The property management company told me that 100-125 nights a year is a reasonable expectation for a property like this. Using a very conservative $120/night, that's a gross income of $15,000/year. Pretty great ROI for a $74,900 purchase price. And the management company handles all aspects of the rental process. Check out some pics of the property below.
