Small OK Rental Package - $90K Seller Financing Available

I have a small package of two single family rental houses that are currently rented. I'm asking for $90K for both of them. I am willing to offer seller financing as well, 20% down, 7% interest, 30 year amortization with a three year balloon. Below is a link to the details.
