Looking for investor partners on great multifamily deals!

I'm just getting started in multifamily complexes. I'm looking for partners to help with funding on some great deals I have located in the Florida, Georgia and Alabama area with cap rates at 10% and above. I'm interested in creating win win deals for all parties involved in these deals. I'm highly motivated and willing to do the footwork and put in the time to make these deals happen. Anyone in the BP community interested?
