Clean, Rent Ready, High GROI 19% Offered at $60K Labelle/Ft Myers

Some meat on the bone on this one! Clean rent ready property located in the quiet and charming area of Port Labelle. Only a 30 minute commute to Fort Myers. This is a 2/2 with 938 sq ft on county records, however it has an 270 sq ft addition on the back making it a 3/2 for a total of 1,208 sq ft and the perfect rental opportunity. House two doors down that is approx same size sold for $149.9K on 5/27/16. This comp has a pool so we compensated and deducted $20K bringing the comp price to $129.9K

Using the average of comps in the immediate area of $97 per sq ft, we decided to stay on the conservative side and used $90 per sq ft to get the conservative ARV.
