Duplex, Denver and surround areas, <$450,000

I am interested in purchasing a multi-family in the Denver or surrounding areas.

Area of interest in inside square of Hampden to south, Colorado Blvd/I-25 to east, 150th to north and the city of Superior to the west.

Will be used as owner-occupied.

Can be fixer-upper.

High end of purchase price ~$450k.

Jesse, let me know if you are interested in a partner if you find any deals in the area. I am in Westminster. I am an appraiser by trade but used to be a contractor and enjoy fixing up properties. I do have some cash to invest as well but not enough to do a deal here myself.
