Montgomery County MD Commercial Land Deal: Investor Wanted

Good day Investors,

I have an inside track on a piece of commercial property in a busily developing section of Montgomery County MD. 

Would like to find a partner(s) comfortable with an entry point of $2-$3 mil depending on final negotiated price.   Value of land is 2-3 times price.

The property is prime location and vacant.  Infrastructure developed and just needs an office building or hotel to be built.
