Joint Venture Partner Wanted - Scottsdale Arizona
We signed a contract for a 2500 sqft property on an acre lot, Scottsdale, 85260 (96th st and Shea area) and we are looking for a JV partner to help with the acquisition and rehab costs.
My team supervises all work, contractor bid and selection. We have a top, experienced agent to help us sell it. House needs a total resurface/update, 1100 sqft addition (verbally approved by city), new kitchen, 0.5 bath, paint, carpet, HVAC, etc. Roof, plumbing, electrical and pool are in good shape and home is structurally sound. We have spent considerable time in this house planning and designing and have a fantastic model.
We have comps done and know this area very well. Many homes finished and done right sell for $1M+, we are using very conservative numbers on this one of $800,000+. Profits estimated to be between $120,000 to $160,000. JV split or guaruntee % return. Contact us for more specific figures.
Requirements of partner:
- $80,000 - $100,000 to be deposited into escrow with Title company to be used as funds for majority of rehab.
- Timeframe 5 - 8 months (conservatively). You should expect to have funds out for this length of time.
- Have rehab funds available within the next week.
- Be available for inspections and approval for the release of portion of funds for subsequent stages in the rehab. We do not want to delay crews.
- Not required but a bonus, if you have construction experience or are a GC, we would love to work with you.
