Invest in a solid property - 10% Return + 2 points - Irvine, CA
Overview:
A great client of mine with 700+ credit, he makes $300,000+ a year as a consultant, needs a private money 2nd mortgage in the amount of $50,000 on a property he just refinanced. The property was just appraised for $855,000. Him and his partner bought in January, they fixed it up, and now he is buying his partner out of the equity. The first mortgage is only for $607,500. With the $50,000 new 2nd mortgage the total borrowed will only be $657,500. He needs the money in order to fully buy his partner out as his funds have been sunk into this property and another investment property of his.
Opportunity:
We are looking for a simple $50,000 2nd mortgage at a 10% standard interest only rate for a time period of 6 months. The NOTE will be drafted for a full 8 months just to make sure everything runs smoothly. We will be refinancing him in the spring within the next 6 months, so your money will only be lent out for a little while. You will be receive 2% up front (2 points) and the receive 10% per annum broken down into equal interest only payments. This is a very sound and simple investment that I feel is a great way to make a great return while mitigating your risk.
