Investment Property Under 30k!!!!

Tenant has been there 15 years plus and they do mostly all of their maintenance. Roof and Central Heating unit recently replaced. Tenant does not want to Leave. Rents are 400 monthly. Market rents are 500-600. Owner moving out of town.
