Looking for investor to help repair to flip! great equity!!

I bought my property in Lithonia Ga in 2012 for 82k. The housing market avg around me is around 130k. I only owe 68k on it now. Yes, I have great equity in it!! I'm 27 years old and just had my third back surgery three weeks ago. So after losing the my 4th job in 3 years, i've been forced to think about my future financial foundation. I just read "The Book on Investing in Real Estate with No and low Money Down" by Brandon Turner, which really motivated me into taking my career from hospitality to real estate investing. I would love to sell this prop and invest into multi family units. The only problem is, I don't have the funds to do the minor repairs to fix the home. How do I seek investors in my area?
