~85k 2nd Lien for Oahu Flip
Hello, investors. I'm a very seasoned pro doing deals in Hawaii, primarily on Oahu. I have an upcoming short sale acquisition on the west side of Oahu with the following specs:
Purchase 400k
Rehab 25k
ARV 550k
4-bed 3-bath SFH built in 2003. 1500 sqft house on 6500 sqft lot.
I have a first position lender in place funding 315k at closing and 25k of the rehab, leaving a gap of roughly 85k for the 2nd spot.

Everything is recorded by First American Title - lien, note and title insurance and you're added as a loss payee on the hazard insurance policy.
