~85k 2nd Lien for Oahu Flip

Hello, investors. I'm a very seasoned pro doing deals in Hawaii, primarily on Oahu. I have an upcoming short sale acquisition on the west side of Oahu with the following specs:

Purchase 400k

Rehab 25k

ARV 550k

4-bed 3-bath SFH built in 2003. 1500 sqft house on 6500 sqft lot.

I have a first position lender in place funding 315k at closing and 25k of the rehab, leaving a gap of roughly 85k for the 2nd spot.

If you're interested in learning more about funding this amount or something in the general vicinity (less is ok), then please reach out to me. Everything is recorded by First American Title - lien, note and title insurance and you're added as a loss payee on the hazard insurance policy.
