Looking for 85% LTV Loan on Student Housing Property in FL

Please let me know if you know of a lender who will do the following:

-85% LTV investment property loan for a rented, student housing unit in Florida

-30 yr loan, 30 yr AM

-loan amount of about $95K

-need a portfolio loan and not a conventional loan (the reason I don't want to go the Fannie/Freddie route is that they have additional requirements when the borrower has 7-10 financed properties)
