The client has been acting as property manager for a large number of SFR's in rural Virginia for the past three years. The owner of the properties recently declared bankruptcy and the bank has offered the units to my clients at a steep discount to get them off of their books.

The entire lot of 20 homes was appraised in April 2015 at $445k fair market value or $334k 90-day liquidation value.

Currently 14 of the 20 are rented with a total income of $6,850/month. Clients would like to partner with someone who can provide the funding.
