Hi Julia how much are you looking to refinance and cash out?  Is there a balloon payment on your current loan?  Have you already pursued conventional bank refinancing?  We may have some programs that will work for you.   Please contact me at:  [email protected]

I look forward to hearing back from you!

Jim
