Advice for aquiring 23 SFD's.

I've got a deal on the table to buy 23 SFD's as a package. Purchase price = 800,000
FMV = 1.6M (this is very conservative)
gross monthly rent = 13,000
LTV = 40% (with 20% down)

My regular mortgage broker suggested a blanket loan but after doing some research, said it may be difficult and the best LTV they could do would be 55%, which I think I'm still way underneath on. I'm not sure if this can be done with a commercial loan, but wouldn't be opposed as long as I could keep the down payment requirements right around 20%.
