Seeking low LTV improvement loan

Property is located on W Oceanfront in Newport Beach, Ca. I purchased the property 90 days ago for 3.625mm all cash. There are no liens or loans against the property. Looking for 300k for improvements. After value should approximate 5mm conservatively. This is my 4th flip in Newport Beach in 2 years. I'd like to make monthly interest payments on amount outstanding with balloon at sale. Loan should be 1 year term with some flexibility for early payoff or extension for additional time to sell.
