Saw an AD from a Bank Today offering 1.25% on CD's for 19Months -
Couldn't believe it when i drove by the bank today (June 13th 2016) and saw just how low CD Rates are - 1.25%... YIKES... That's terrible. Its crazy to think just how PROGRAMMED people are to believe the LIE that investments like CD's are the only SAFE, SECURE options out there to invest in and that earning 2%-4% or even 6% are the BEST you can get in today's market. As i shared with people all over the country this last year it's NOT the best option for anyone's hard earned money.
For example, i work with several individuals who have now discovered a little known alternative to low yielding CD's that allows them to earn upwards of 10-18% returns Safely. This is a Property we Just Picked up this last Friday 6-10-16. Again a deal funded by a Private Lending Partner just like you who is earning above average returns safely.
This package contains pertinent information for the deal that allows us to project expenses as well as profits. We provide a video of the present condition of the project as well as a map and comparables in the area. Now its important to understand that while we are securing a property that needs fixes, the good thing is we will be immediately creating value above and beyond the initial investment.
We will also send you a separate break down Proforma:
We Secure the Investment in Several Ways to Insure Safety and Security of the principal investment as well as the potential profits.
For example:
*We provide our partners with a 1st Position Mortgage Note that is recorded against the property immediately upon closing.
*We provide a Joint Venture Agreement that will specify our agreed upon terms for each deal.
*We purchase Builders Risk Insurance for the Property at closing and insure the home to include the coverage for the principle investment as well as the future profit. ( Example: if the initial investment is $100,000.00 and the property once repaired will be worth $150,000.00 then we will insure the property for $150,000.00 )
*We purchase a Lender Title Policy up to the Future After Repaired Value. We already have an Owners Policy that covers the initial purchase price but we go one step further and offer a Lender Policy to insure once again that our partners principle is well protected.
Once all of this is cared for we BEGIN renovation. Our Average Time frame from Purchase to Completion of the Renovation is approx 6-8 Weeks. Although we cannot guarantee this time frame it is typical of what we have experienced with the dozens and dozens of projects we have completed over the years.
One of the features our partners really enjoy is being able to take a look at the progress of the project/projects on a bi-weekly basis via our Video Updates.

This feature allows our partners the opportunity to literally watch their money at work and provides the ability to see that the funds they have provided for the renovation of a project are actually going into the project.
Once a property is complete it will be listed for sale on the market. The wonderful thing about our Custom Designer Homes is that we usually have multiple offers immediately once the home is listed.
The Average Time Frame from our Purchase to our Re-Sale is typically 5-7 Months - although we cannot guarantee this time frame it has been our average and we are very proud of our designs that have caught the eye of ready buyers and have put our product in demand.
When we present this information and opportunity to work with us in Private Lending Mortgages Some people think that if they were to pull their funds out of an existing IRA account that they will have to pay taxes on their money so they are not able to participate in higher yielding options like this, but that is simply NOT true.
