4 Bed, Student Rental, $1,200-$1,600 per Month

I have a student rental in Whitewater Wisconsin, about 45 min west of Milwaukee and 1 hour southeast of Madison.

I have owned the property since 2009 and have never had a vacancy for more then a couple months.  Good cash flowing property (average around $300 month).  I'm selling because I have consolidated my portfolio and this one just falls out side my preferred area now.

Currently zoned for 3 unrelated and rents for $1200/ month ($400 per person).  The city has just passed a new zoning allowing for 4 unrelated, however the 1 bedroom needs to have a closet added.  If this is done property could rent for $1600 a month.

Property just want vacant on June 1.  Had plans of adding the closet and doing minor updates which is why I haven't marketed it to re-rent.  However other rehab projects have fallen into place and I don't have time.

Have not listed on the MLS yet and thought I would offer it up to my fellow investors on BP first. I can get more details to anyone that is interested, please just ask.
