Looking for JV partners or private lenders that will lend 100%

I'm having a hard time finding anyone who will lend 100%, do they even exist? Anyone know of a company who will?

I have a pretty good deal in Sherman Oaks, CA. I already have it under contract.

Meet the following requirements and maybe we can do this:

- What is the businesses Monthly Deposits?

- Does the business owner (or a friend / family member ) own any real estate?

- What is the worth of the property?

- What is the debt on the property?

- Does the merchant have any other loans, advances, debts etc. ?
