Looking for Private Lender: 2 Properties Under Contract!
Hi BP!
I am rehabbing properties in the popular Asheville, NC area! Looking for private lender/partner.
I currently have 2 properties under contract. I have been working with one private lender on my past projects, but would like to expand and keep growing! I have a couple different strategies lined up for these particular properties. Land is super hot in Asheville as the building industry is booming. One deal- has a couple of different potential exit plans...ideally, Im looking to subdivide, sell the lot ( have potential buyer/builder lined up for lot) and sell the house as-is as a long-term rental or rehab. Or fix up the house ourselves and sell arv 435k-475k (dependent on lot size).
Second property plan- buy 300k put in 35-40k ARV 415k-425k
Both properties are in the same neighborhood, about the same size (1600-1800SQFT). It is a popular area, with a mix of houses, small houses mixed million dollar homes.
We currently work with a great realtor, who also invest in RE, rehabs properties and knows the market well! Im on the phone with them 5 times a day, we have a solid relationship. Also have a good team of licensed professionals lined-up to do work. I have a growing network of other rehabbers, wholesalers, and builders. I work directly with our attorney for closings and run nearly every contract by them.
