WANTED: short-term financing, <$40k, 15%-25% ROI

Hi,

I am looking for a private lender(s) able and willing to lend:

1.  no more than $40,000 

2.  no more than 4 month timeframe

3.  ideally located in Washington State or British Columbia

What I provide:

1.  generous returns (15% - 25% or more depending on investment)

2.  guaranteed timeframes

3.  the rest of the pieces

As a Realtor and Certified Pricing Strategy Advisor (PSA), I have everything in place from the general contractors to stagers/photographers to hard money lenders.  Since I buy and list myself, there is a guarantee I am able to offer no one else can.

I am just looking for a lender to provide some "leftover" funding.

You may want to mention what collateral you are offering.  Leftover financing sounds like 2nd position loans or possibly rehab money, which is very different than a first position lien for lenders and those that partner on deals, like me.
